Why 2026 is an exciting year
The Province of Tyrol is continuing its housing subsidy scheme ("Wohnbauförderung") with updated guidelines and is at the same time on the road with the “FörderTour” in all districts. Between on-site advisory services, new funding options for climate-fit buildings, and adjusted maximum construction costs, there is more support available for your housing project than many people realize.
What is the “FörderTour” of the Province of Tyrol?
Put simply, it is a mobile advisory service. Experts from the province visit district capitals and selected municipalities for a few hours and answer questions on funding — from housing subsidies and energy topics through to digital services such as ID Austria. The advice is free of charge, usually does not require an appointment, and the tour stops in all Tyrolean districts one after another. You can find further information and current dates here: www.tirol.gv.at/foerdertour
The "FörderTour" is a great opportunity to clarify your first questions about a concrete project. We also support you in this area and help you turn your initial funding questions into a realistic roadmap for your housing dream – with plans, cost estimates, and technical solutions that match the requirements of the funding authorities.

Wohnbauscheck: turning a loan into a grant
In addition to the classic housing subsidy scheme, another instrument plays an important role in Tyrol in 2026: the "Wohnbauscheck". Put simply, it replaces the traditional subsidized loan with a non-repayable grant – currently amounting to 35% of a notional subsidized loan. For many private builders, this means a lower long-term debt burden and more breathing space in their household budget.
The "Wohnbauscheck" is available to individuals who build, purchase for the first time, or complete a residential property in Tyrol and establish their main residence there. As with the standard housing subsidy, there are personal and property-related conditions – for example regarding income, usable floor area, total costs, energy performance, and building services. Payment is usually made only once ownership is registered in the land register and construction progress matches the funding approval, including an on-site inspection at final settlement.
For many, the term "Wohnbauscheck" is just another technical word at first glance. In practice, however, it can be decisive for the actual long-term loan amount. That is why we check at an early planning stage whether a project is fundamentally eligible for the "Wohnbauscheck" – from the intended floor area and cost structure through to the energy concept.
On this basis, we develop a project that not only convinces from an architectural point of view but also fulfils the key requirements for the Wohnbauscheck – or clearly highlights where adjustments are needed. Together with financing and banking partners, we can create a funding mix in which part of the support comes as a grant instead of further increasing the loan amount.
Why refurbishment has so much momentum
In parallel with the "FörderTour", the refurbishment of existing buildings is moving ever more center stage. Through federal and provincial programs, thermal refurbishment, the replacement of outdated heating systems, the installation of photovoltaic systems, and other measures for climate-fit buildings are being specifically promoted. The aim is to reduce energy consumption, increase comfort and value stability, and keep running costs manageable in the long term.
Especially in Tyrol’s existing building stock – from single-family homes to small multi-unit buildings – there is huge potential. With a smart combination of insulation, window replacement, heating system upgrades, and PV, we guide buildings into the future in clearly defined stages.
From first consultation to turnkey handover
Whether it's "FörderTour", "Wohnbauscheck", refurbishment grants, or first explorations of your housing dream – funding programs are not an end in themselves but tools to make residential projects feasible even in challenging times. For us, a good project does not begin with the excavation work but with questions such as “Which funding schemes fit my situation?” and “How do we need to plan so that we do not fail because of formal criteria?”
If you are considering a new build, the purchase of a property, or a comprehensive refurbishment in the Kitzbühel Alps in 2026, we are happy to support you – from the first idea and site search through to funding and financing planning and the turnkey handover of your project.
Frick GmbH will guide you through these opportunities – as a property developer with concrete projects (new builds, refurbishments, chalets) and as a master builder and project developer for your individual projects in the Tyrolean lowlands.
