The rules have changed.

The Refurbishment Offensive 2026 (Sanierungsoffensive 2026) is built on several building blocks – put simply, it supports measures on the building envelope (insulation, windows, roof, etc.) on the one hand and the switch to climate-friendly heating systems on the other. Since the beginning of February, however, an important change applies: new applications are currently only possible for boiler replacement – the refurbishment bonus for the building envelope has been suspended for the time being due to strong demand.

What does this mean for homeowners in Tyrol?

The switch from oil, gas or outdated systems to climate-friendly heating solutions is still being subsidised. For many owners in the Tyrolean lowlands, the pressure to act remains the same – only the order of steps becomes more important: If you still have an old heating system in your house, now is the right moment to think about switching to a modern, climate-friendly system.

Measures on the building envelope remain sensible but now have to be coordinated more carefully with provincial (Land) subsidies and your own financial planning.

Without an overall concept, there is a real risk that individual measures are subsidised, but the building does not end up where it could be in terms of energy performance and economic efficiency. Especially in existing buildings – from single-family homes to small apartment buildings – the combination of heating system replacement and later envelope refurbishment is crucial to achieve low operating costs and solid energy ratings in the long term.

Our approach for homeowners in Tyrol

For us, replacing the boiler is not an isolated project but the starting point for a coherent overall concept. We begin with (1) an assessment of the existing building:

heating system, building envelope, layout, technical standard, energy consumption. We then clarify (2) which measures make sense now (for example, a heating system upgrade with federal funding) and which can follow in a second step (insulation, windows, roof – supported by provincial schemes and other programmes). On this basis, we develop (3) a refurbishment plan that realistically combines technical feasibility, funding opportunities, and budget.

As a master builder, general contractor, and project developer, we manage implementation – from coordinating the trades to liaising with funding bodies and banking partners. This way, a “just replace the heating?” question becomes a refurbishment project that makes your house fit for the coming decades.

Why it pays to start planning NOW

Even if not everything is subsidised, the recent adjustments show how sought-after funding programmes have become: funding pots fill up, conditions change, and priorities shift. Anyone who waits only for the “perfect subsidy” risks postponing important measures in their own four walls again and again.

We make sure you get the maximum level of support that is realistic in your situation. At the same time, we plan in such a way that your house is sensibly modernised even without every single grant – in terms of energy performance, technical standard, and, of course, living comfort.

If you are considering replacing your heating system, carrying out a comprehensive refurbishment, or selling a renovation-needy property in the Kitzbühel Alps, we are happy to support you – from the first assessment through to turnkey handover.
