As of June 30, 2025, the KIM Regulation has expired. Good news for buyers: financing options are widening again.
The KIM Regulation, which had governed residential mortgage lending since 2022, is now officially history — and that is particularly significant for Kitzbühel.
What was the KIM Regulation?
Maximum 80% loan-to-value (LTV)
At least 20% equity required
Maximum term 35 years
With the regulation ending, the Financial Market Authority (FMA) is moving from rigid requirements to more flexible guidance. In practice, this means:
Banks have greater discretion
Financing above the 80% LTV threshold can be possible again
Different customer profiles can be assessed individually
Personal circumstances (e.g., higher income, stable employment) are weighted more fairly
Banks must, however, continue to ensure sustainable, responsible lending.

The Tyrol Economic Chamber expects a market recovery in the second half of 2025. That could benefit the Kitzbühel region in several ways:
